Please find our monthly roundup, based on our activity in October. We will also share a few tips and tricks, and talk about some interesting products.

 

WHAT’S BEEN HAPPENING?

October was a very dry month, which allowed us to focus primarily on production. We spent the month installing membranes through our Leakfix Solve Service range and introducing new products to our shop. Working in the heat can be challenging, but I wrote about this extensively last year. This year, I'm choosing to embrace it rather than complain. 🔥💪

BS25 - Basement Science 2025

The idea for BS25 was conceived a year ago and initiated by the three of us—Jessa, Jose Luis, and Jakub (the "3 Js"). While we initially planned to launch a separate company, we decided to roll out BS25 as a dedicated project within Leakfix. The name reflects our fascination with basements and science. Crucially, it anticipates a significant industry breakthrough associated with adoption of NCC2025, which will generate high demand for basement waterproofing design services—a demand we intend to meet.

What is BS25 all about?

Basement waterproofing design is complex and costly primarily due to two factors in the Australian construction industry:

  • Lack of a clear, prescriptive compliance pathway (Deemed-to-Satisfy - DTS).
  • Split liability for defects across the supply chain (designer, supplier, and contractor).

Compliance Pathway Challenges

The complexity stems from the absence of dedicated DTS Provisions for Below Ground Waterproofing in the current NCC (NCC 2022). This typically mandates a Performance Solution, requiring specialized expertise and higher costs.

The current NCC also presents ambiguity: Performance Requirement F1P2 does not clearly mandate sub-surface waterproofing for all building classes. Specifically, its application to Class 7 and 8 buildings is often unclear, leaving the requirement for a mandatory Performance Solution for these structures ambiguous.

NCC 2025 Resolution

This ambiguity is set to be resolved with NCC 2025. The revised code will remove existing limitations, ensuring that Performance Requirement F1P2 applies clearly to all building classes, including Classes 7 and 8. This change will significantly clarify the need for a robust waterproofing design across the entire building scope.

Considering this major change, we decided to roll out our newest product - 4 Step Basement Waterproofing Performance Solution.

The performance solutions are developed in line with the ABCB guidelines and they consist of:

With regards to Outline Basement Waterproofing Design, it is important to note it is not a full detailed basement waterproofing design -  it is a framework used to develop detailed design.

The idea is explained very well in this video by Ben Hickman of CLW. With our Outline Design, we will give you a “big picture” based on which detailed waterproofing design can be developed.

Split liability

Waterproofing a deep basement is an inherently risky task. Given this, the less you split the liability, the better the chances of a successful outcome.

Specialist contractors are ultimately responsible for the waterproofing outcomes of the project. Therefore, it is arguably best that they develop and coordinate the multidisciplinary detailed waterproofing design, guided by Waterproofing Specialists.

However, a unified approach is often hampered because the liability for design is commonly separate from the liability for installation, and the liability for material defects is frequently separate again, resting with the product manufacturer. This separation creates a triple threat of fragmented accountability. In effect, it causes all sorts of avoidance strategies and confusion, fundamentally undermining the unified responsibility needed for a successful, high-risk project.
